Eligibility & Access Owners in Good Standing: Only owners whose HOA accounts are current and who have no outstanding violations may reserve community amenities. Tenants: Tenants may reserve amenities if they upload a copy of their current lease during the online reservation process. The owner remains responsible for the tenant’s compliance and any charges incurred. 2. Reservation Process Online Booking: All reservations must be made through the Falcon Pointe HOA online reservation system. Reservations require a minimum of 7 days’ advance notice. Reservation Fee: The reservation fee is collected at the time of booking via the online system (Stripe). No other forms of payment are accepted. No Deposits: Security deposits are no longer required. Instead, any damages or additional charges will be billed directly to the reserving owner’s HOA account ledger. 3. Use of Amenities Amenity Hours: Amenities are available for reservation between 8:00 AM and 10:00 PM daily. Please refer to the reservation system for specific amenity capacities and details. Supervision & Conduct: All existing amenity rules remain in effect, including requirements for adult supervision, guest limits, and proper conduct. Reserving the pavilion does not provide exclusive access to the pool, which remains open to all residents during normal hours. Cleaning & Damages: The reserving party is responsible for ensuring the facility is left clean and undamaged. Failure to do so will result in charges as outlined below. 4. Damages, Cleaning, and Additional Charges Charge-Back Policy: Any costs for damages, excessive cleaning, or rule violations identified after your event will be charged directly to your HOA account ledger. There are no exceptions to this policy. Notification: Residents will be notified when any charges related to their reservation are posted to their account. There is no appeals or dispute process for these charges. Responsibility: Owners are responsible for all actions of their household members, tenants, and guests during the reservation period. 5. Agreement & Waiver Electronic Acknowledgment: By submitting a reservation, you agree to abide by all current and future rules, regulations, and policies of the Falcon Pointe Community Association. You also acknowledge and accept financial responsibility for any damages or charges incurred as a result of your reservation. Waiver of Liability: You, on behalf of yourself, your household, tenants, guests, heirs, and assigns, release the Association, its directors, officers, employees, and agents from liability for any claims related to the use of the facilities or property. Use of the facilities is at your own risk. 6. Communication & Enforcement Policy Updates: Residents will be informed of any changes to these policies via email, the community website, and other communication channels. Inspection: On-site staff will inspect the facility after each reservation to determine if any damages or additional cleaning are required. 7.
