Condo Management Company

Austin Condo Association Management Company

PS Property Management has managed condominium associations in Austin since 1987, from downtown high-rises to garden-style communities in South Austin and office condominiums in Cedar Park. Condos are not HOAs with smaller lots. Shared roofs, shared walls, shared plumbing and a single master insurance policy mean the board’s decisions reach into every owner’s home, and the Texas Uniform Condominium Act sets rules a subdivision never has to think about. If your board is comparing Austin condo management companies, this page explains what we do differently for condominiums, who we serve, and how to get a proposal.

Why Austin condo boards choose PS Property Management

Most of the condominium associations we serve came to us after a problem: a special assessment nobody saw coming, an insurance renewal that doubled, a water leak that turned into a three-unit dispute, or a self-managed board that could not keep up with the accounting. Boards in that position want three things from a condo management company: someone who answers the phone, financials they can actually read, and a manager who has handled this exact situation before.

  • Local and family-owned. We are not a national roll-up. Our South Austin office is on Menchaca Road, our Round Rock office covers the north side, and our managers walk the communities they serve.
  • Proven with Austin condominiums. Recent additions include 904 West downtown, Whitney Oaks and Stoneledge in Austin, and Creek Bend Office Condominiums in Cedar Park. We manage more than 60 associations inside the Austin city limits.
  • Transparent financials. Boards get live financial reporting, online payments, and monthly packages they do not need an accountant to interpret. For condos that includes reserve tracking against the components the association actually owns.
  • Technology owners actually use. Online account access, online architectural requests, maintenance requests with photos, compliance tracking, email and text notifications, and a community website for every association we manage.
  • Board training. Our board member training series covers budgets, reserves, elections, insurance and the governing-document questions condo boards face.

Condo association management services in Austin

Every community is different, so our agreements are built around what your board needs rather than a one-size-fits-all package. For condominium associations the core services include:

  • Accounting and collections: assessment billing, accounts payable, monthly financial statements, budget preparation, reserve planning and delinquency management.
  • Maintenance of common elements: roofs, exterior walls, foundations, parking, elevators, shared plumbing and the limited common elements your declaration assigns to the association, with vendors who are bid, insured and supervised.
  • Insurance coordination: master policy renewals, claims after water or fire damage, and clear communication about where the association’s coverage ends and the owner’s HO-6 policy begins. Associations that want better coverage at a group rate can use our HOA insurance program.
  • Compliance and rules enforcement: documented notices that follow Texas law, architectural review for interior changes that affect shared systems, and a fair process for noise, parking and short-term rental issues.
  • Amenity management: pool access, key fobs, gates, elevators, package rooms and clubhouse reservations. Learn more on our amenity management page.
  • Board and annual meetings: notices, agendas, elections, minutes and the governance paperwork most volunteer boards would rather not touch.
  • Resale and lender support: resale certificates, questionnaires and the documents a buyer’s lender requires, delivered on the statutory timeline so closings are not delayed.

How a transition to PS Property Management works

  1. Request a proposal. Tell us about your community, your current situation and what is not working. We respond within one business day.
  2. Meet your proposed manager. We present to your board, answer questions and show you the owner portal and board reporting before you sign anything.
  3. Transition. We collect records from the outgoing company, set up accounts, notify owners and load your declaration, bylaws and rules into the community website.
  4. Day one. Owners can pay online, submit requests and reach customer service. Your board gets its first financial package the following month.

Frequently asked questions

What is the difference between condo management and HOA management?

In a condominium the association owns and maintains the building shell, roofs, shared systems and common areas, and it carries the master insurance policy, so the board’s budget, reserves and insurance decisions affect every unit directly. Our condo agreements include common-element maintenance, master-policy coordination and resale-certificate handling that a single-family HOA rarely needs.

Do you manage high-rise and downtown condominiums?

Yes. We manage downtown and central Austin condominiums as well as garden-style and townhome-style communities in South and North Austin and office condominiums in Cedar Park. Our South Austin office is on Menchaca Road and our Round Rock office covers the north side.

How much does condo management cost in Austin?

Most full-service agreements are priced per unit per month, and the rate depends on the number of units, the amenities and building systems, and whether you want accounting-only or full management. Request a proposal and we will give you a written quote, not an estimate.

Can you take over mid-year from another management company or from self-management?

Yes. Many of our Austin condominium clients came to us from another company or from a volunteer-run board. We handle the records request, bank account changes, vendor notifications and owner notices so the board does not have to.
